Summary

This quitclaim deed may be used to convey commercial property by a seller in Virginia. This quitclaim deed contains practical guidance and drafting notes. A quitclaim deed transfers only the seller's ownership interest in the property, if any, and does not include any warranties of title. If the seller acquired the property via foreclosure, bankruptcy, or a deed-in-lieu of foreclosure, the seller would likely want to use a quitclaim deed. A Virginia deed must contain the grantor's original signature, which should be in dark blue or black ink. See 17 Va. Admin. Code § 15-61-30. The signature must be notarized or proved by two witnesses. When a deed is signed by a person acting in any representative capacity, the signature of such representative may be acknowledged or proved in the same manner. See Va. Code Ann. § 55.1-600.
