Warranty Deed with Vendor's Lien
(Residential Transaction) (TX)
Summary
This template is a warranty deed commonly used by a seller/grantor to transfer title to Texas residential real property to a buyer/grantee. A warranty deed warrants title to the property through the entire chain of title. This template includes practical guidance, drafting notes, and optional clauses. This particular deed template also provides language for a vendor's lien, which will run in favor of the party providing the financing for the transaction. This deed contemplates that the property will be paid in the form of cash and seller financing through a promissory note provided by the grantee to the grantor; the vendor's lien will be held by the grantor until such time the grantee pays off the note, at which time the deed becomes absolute. This template may be tailored to suit each transaction. For another deed template that may be used in commercial or residential transactions, see General/Special Warranty Deed (TX).
