Vendor's Residential Warranties and Bill of Sale


Summary

This precedent provides a combined document providing both "Warranties" about a property and a "Bill of Sale" useful as proof for the delivery and receipt of chattels in a transaction. The Bill of Sale acts as proof of the Vendor's intention to sell/transfer the items to the Purchaser in the transaction. The Warranties portion are statements made from Vendor to the Purchaser which the Purchaser may rely upon. This precedent contains practical guidance and drafting notes. Real estate transactions usually don't focus on the chattels and fixtures which may be transferred and conveyed along with the real property in the transaction. Usually, a Vendor is not intending to transfer all of its chattels, such as home furniture, along with the real estate.
