Summary

This unconditional waiver and release on final payment is used by a lien claimant or potential lien claimant in Texas to assert and prove that they have received good and sufficient final payment from the owner or original contractor for all of the labor, services, equipment, or materials furnished to that property in exchange for waiving and releasing of all of their mechanic's and materialman's lien rights against the property. This template includes practical guidance and drafting notes. Texas law requires all waivers and releases substantially comply with the appropriate template set out in Tex. Prop. Code § 53.284.
