Summary
This short form retail lease agreement template may be used for a simple leasing transaction for pre-existing retail space in Tennessee. This template includes practical guidance, drafting notes, and alternate and optional clauses. This template is drafted from the landlord's perspective but includes negotiation tips for the tenant. Many retail leases are used for shopping centers, malls, or mixed-use properties that contain a variety of establishments sharing expenses for common amenities. This template includes optional and alternate clauses to address the most common of these situations. The template should not be used when significant construction work is required to make the leased premises suitable for the tenant's intended use.
