Restaurant Lease Agreement
(Long Form, Net Lease, Shopping Center) (Pro-Landlord) (IL)
Summary
This long form restaurant lease agreement template provides for the lease of existing restaurant space in a shopping center located in Illinois. This template is a net lease and favors the landlord but includes negotiating tips for the tenant. This template includes practical guidance, drafting notes, and alternate and optional clauses. This template should be used when the leased premises is already suitable for the tenant's intended use and no (or only minor) tenant improvement work is necessary. If the lease will include a complete buildout of the premises or significant construction work, modify this template to include landlord and/or tenant work clauses and exhibits as needed (see, for example, Exhibit C to Retail Lease Agreement (Long Form)). For further guidance on restaurant leasing, see Restaurant Lease Agreements and Restaurant Leasing Resource Kit. For a short form restaurant lease template, see Restaurant Lease (Short Form) (Shopping Center). For templates of retail leases to use in Illinois, see Retail Lease Agreement (Short Form) (Pro-Landlord) (IL) and Retail Lease Agreement (Long Form) (IL).
