Summary

This long form restaurant lease agreement provides for the lease of existing restaurant space in a shopping center. This template is a net lease and favors the landlord but includes negotiating tips for the tenant and its counsel. This template includes practical guidance, drafting notes, and alternate and optional clauses. This template should be used when the leased premises is already suitable for the tenant's intended use and no (or only minor) tenant improvement work is necessary.
