Summary
This apartment lease template may be used in Florida to set forth the terms of a residential apartment lease. It includes practical guidance, drafting notes, alternate clauses, and optional clauses. In Florida, the landlord's attorney typically prepares a form lease, which may also include a rider. This template includes the form lease and rider provisions within one document. This template should only be used for a single, unfurnished residential apartment and should not be used for the lease of a single-family or duplex-style home, mobile home, or for the rental of any apartment as an incident of employment. In addition, the lease assumes the premises is a market rate apartment, as Florida currently has limited rent control laws. However, best practice is to monitor this developing area of law, particularly at the municipal level.
