Summary

This template can be used by a party who wishes to file a lis pendens in order to provide constructive notice to third parties of the pendency of litigation with respect to real estate in the Commonwealth of Pennsylvania. The notice is typically filed with the clerk (prothonotary) in the county land records office and alerts prospective purchasers and lenders that the property's title is in question. Once the notice is filed, anyone who purchases the land or property takes possession of it subject to the outcome of the lawsuit. This template includes practical guidance and drafting notes.
