Summary

This parking space maintenance clause may be included in a commercial lease to permit the tenant to use a shared parking area and pay for its share of the area's maintenance as a set amount of additional rent. This template contains practical guidance and drafting notes. If parking is provided by the landlord at the leased premises, any parking provisions can typically be addressed in the lease (as in this clause). However, if the parking area is operated by a separate entity, a separate parking agreement is typically required.
