Summary
This template lease can be used for the rental of office space in the state of Texas. It includes provisions covering the subjects this type of lease normally covers and is intended to give an idea of what a typical office lease looks like. This template includes practical guidance and drafting notes. This template provides for a fixed basic rent with increases in the basic rent during extensions of the lease term, plus additional rent based on the landlord's operating costs. The square footage of the premises is included in the description of the premises to facilitate computing the additional rent. This template is drafted with the assumption that the leased premises constitute a suite of offices within a multi-tenant building on a multi-tenant floor. It includes provisions for the tenant's use of common areas, the tenant's consideration of the other tenants, the tenant's compliance with building rules and regulations, and a variety of services and maintenance to be provided by them, all of which are common to such leases. Counsel should change, add, or delete individual provisions of this lease, depending on the client's particular circumstances and needs.
