This practice note focuses on the incentives and rebates available to your builder and property owner clients when they choose to use green building techniques in construction of a building, or choose to rehabilitate a building to green building standards. There can be a myriad of reasons to advise your multifamily clients to consider green upgrades when considering the acquisition or refinance of a property; however, until the last few years, green building considerations offered few financing benefits. For the developer client contemplating long-term ownership, implementing water or energy conservation may have a real impact on utility costs and therefore project viability. For the socially conscious investor, the impact may be a lower carbon footprint. All of these can be compelling.
