Limited Warranty Deed
(Residential Transaction) (MN)
Summary
This template is a limited warranty deed that sellers in Minnesota can use to convey residential property to a buyer. Sellers may use a limited warranty deed if permitted by the purchase agreement or when the seller is unable or unwilling to provide warranties on matters predating the seller's ownership. This template includes practical guidance and drafting notes. Counsel for the parties should confirm that the title company will insure the title notwithstanding the use of a limited warranty deed instead of a standard warranty deed.
