Letter Addendum to Residential Real Estate Sales Contract

Summary
This template of a letter addendum to a real estate sales contract may be used by the purchaser in a New Jersey residential property purchase transaction to disapprove of a broker-prepared contract in accordance with New Jersey's statutorily required three-day attorney review period for broker-prepared contracts. This template includes practical guidance, drafting notes, and alternate and optional clauses. New Jersey law requires all broker-prepared contracts to contain a three-day attorney review period. See N.J. Admin. Code § 11:5-6.2(g). This template letter sets forth basic purchaser's attorney objections to a broker-prepared contract, and must be sent by permitted methods during the three-day period. The issues raised in this letter are numbered in the order in which the issues arise in the standard New Jersey Realtors broker template. You must obtain the standard New Jersey Realtors broker contract template from a member broker; it is not available to non-members. The most up-to-date version is dated February 2024 and includes mandatory disclosures concerning flood history and potential flood risk. See N.J. Stat. § 56:8-19.2. Review the executed template and note the version date. If it is not the latest version, review any terms missing from the later version and address as necessary. This template letter may be modified to reflect deal-specific term revisions and conditions.
