Summary

This chart depicts the construction management at risk delivery method when the construction manager becomes the contractor for the project. Under the construction management at risk project delivery method, the construction manager works closely with the architect and advises the owner on planning, design, and construction of the project from inception to completion for the purpose of controlling time, cost, and quality. The construction manager provides advisory services during the design phase of the project until the design phase is either complete or sufficiently complete to establish a guaranteed maximum price with allowances for that portion of the design that is incomplete. Once the construction manager and the owner agree on a guaranteed maximum price the construction phase is more like the build phase in a design-bid-build project.
