Summary
This practice note discusses the attorney's role in identifying industrial leasing concerns from both the landlord and the tenant perspective. The industrial lease agreement is the operative document that sets forth the terms and conditions pursuant to which a proposed tenant leases space within a commercial or industrial building or building project from the owner or ground lessor. Prior to negotiating a lease, the parties often agree to a letter of intent or lease proposal, which defines the key terms that the parties will incorporate into the lease. The lease will govern the parties' rights and obligations with respect to each other, the leased premises, and the building throughout the term of the lease.
