  Form 1123, Release of Easement.

  The duration of an easement may be fixed by the terms of the instrument creating it. An easement with no stated duration may continue in operation forever, or until terminated by completion of the purpose or necessity for which the easement was created, or by a change in the use or character of the property involved.311 An easement also can be terminated by an express release, with the general rule being that the release of an easement requires the same formalities as a transfer of an interest in land.312 However, there is some authority in Ohio that an easement may be surrendered or relinquished by parol, or by abandonment.313
