Summary

This template is a general warranty deed commonly used by a seller/grantor in Virginia to transfer title to commercial real property to a buyer/grantee. This template includes practical guidance, drafting notes, alternate clauses, and an optional clause. By statute, the general warranty deed includes the following covenants: covenant of general warranty, covenant of right to convey, covenant of quiet possession, covenant of further assurances, and covenant against encumbrances. Va. Code Ann. §§ 55.1-354, 55.1-356. By common law, the covenant of seisin is also considered a part of a general warranty deed.
