This template for a special warranty deed is commonly used by a seller/grantor in Illinois to transfer title to commercial real property to a buyer/grantee. This template includes practical guidance, drafting notes, alternate clauses, and an optional clause. In this special warranty deed, the seller/grantor warrants title against anyone claiming a right to the real property that is the subject of the deed by, through, or under the seller/grantor, and does not warrant the entire chain of title of the property from its first conveyance.
