Summary

This general/special warranty deed template is used to convey all of the seller/grantor's right, title, and interest in real property in the state of Texas to the purchaser/grantee. This template includes practical guidance, drafting notes, and optional clauses. With regard to a General Warranty Deed, the grantor warrants the title to property to a grantee throughout the whole chain of title. This template, however, is a Special Warranty Deed, which conveys the real property and improvements to the grantee but with only warranties of title that pertain to things that the grantor has done, or had done to the property, while the grantor was the owner of the property. A Special Warranty Deed, however, does not provide any warranty to the grantee with respect to encumbrances that were made by the grantor's predecessors in interest.
